What To Expect:

Purchasing a home is exciting! It is also complex and sometimes frustrating. I have found that when my clients are well informed, the experience is much more rewarding for all. With that in mind, please carefully examine this "typical" home buying scenario I proudly offer all my clients !

CONSULTATION INTERVIEW:
  1. Examine the needs and requirements for your new home.
  2. Explain my MLS system, and the ability to showall companies' listings in all areas
  3. Request that you contact me for information on any property, regardless of which company has the property listed.
  4. Examine Arizona Agency laws, Buyer Agency, Dual Agency.
  5. Review mortgage financing criteria and qualifications.
  6. Review different type of loans.
  7. Review sales contract, riders, earnest money requirements and the offer procedure.
  8. Request for your commitment in exchange for 110% effort.
VIEWING HOMES:
  1. Do an area survey and/or look at a cross section of homes.
  2. Based on the initial survey, I will investigate homes which meet your criteria and eliminate those which do not.
  3. After viewing a home, I will discuss in detail your likes and dislikes regarding the property. This information is helpful in finding the perfect home that best meets your needs and wants.
  4. Select a home on which to make an offer.
MAKING AN OFFER:
  1. I take a strong and professional adversarial approach in representing my clients' best interests, unlike many Realtors in the Valley that try to close their transactions as quickly as possible.
  2. Based on your individual needs and situation we will determine the best terms for your offer.
  3. I will prepare the AAR Purchase Contract and explaining all sections to you in detail.
  4. I will then arrange with listing agent and the seller to present the offer. You may not be present, but should be readily available.
  5. The Seller has the option to accept, reject, or counter-offer your submitted offer. If the Seller makes a counter-offer, you may in turn accept, reject, or counter the Seller's offer.
  6. You will be informed if their counter offer is a "dual" or "multi-offer" counter offer.
  7. I will aggressively, earnestly, and professionally negotiate the contract for you to insure your best interest are always the #1 priority! After the acceptance of the contract, you and the seller will have agreed on the contract terms and Escrow will be opened.
