Scottsdale Real Estate Condo market is hot hot hot !

Resale prices for condos in Scottsdale jump 23%

SCOTTSDALE - A 23 percent jump in condominium prices led Scottsdale's robust housing resale market last year, according to the Arizona Real Estate Center.

The median sales price for resale condos and townhouses was $175,000, up $32,500. The number of sales grew 54 percent in 2004 over the previous year.

The condo sector is one to watch over the next few years, with many large projects in the pipeline for downtown Scottsdale, the Biltmore area and Tempe, said Jay Butler, director of the Arizona Real Estate Center at Arizona State University's east campus. advertisement

"Just how deep is this market?" Butler asked, adding that some of buyers are investors and others are seasonal residents taking advantage of low interest rates.

Low interest rates also contributed to a 28 percent increase in the number of resale homes in Scottsdale, to 9,485. The median sales price was $385,000, up 13.4 percent.

That is slightly above the greater Phoenix increase of 12.8 percent.

The Valley's busy resale market is being driven by investors speculating on escalating home prices and by move-up buyers. Meanwhile, first-time buyers are looking at a dwindling supply of affordable homes.

South Scottsdale has some of the Northeast Valley's most affordable homes, with a median sale price of $189,000, up 11.8 percent.

North Scottsdale's median sale price increased 19.2 percent, to $435,000.

Paradise Valley had the highest median sales price of $925,000 for home with a median square footage of 3,525.

Cosanti Foundation
Daily tours of the site begin in the Arcosanti Gallery, every hour on the hour between 10am and 4pm. The basic tour provides a quick but comprehensive introduction to the history and design philosophy of the Arcosanti project, takes you through much of the site, and shows you the proposed designs for future structures. The suggested donation for these tours is $8 per person. School groups may give a lesser donation and should be scheduled in advance.
Special group tours can be arranged in advance with the Gallery staff. Group tours can focus on the special interests of the group, everything from school-aged children to architecture professionals. Please make reservations for these tours at least 2 weeks in advance. The suggested donation is $12 per person, $100 minimum.

Foreign language tours are available in French, German, Italian, Spanish and Japanese.

Bird watching tours are available in association with the Sonoran Audubon Society. These tours include a gentle 2-mile hike through the Agua Fria Riparian area. The tour lasts about 3 hours, and water is provided.

Organic gardens tours explore the Arcosanti sustainable agriculture program located at the base of Arcosanti in the scenic Agua Fria River Canyon. We currently manage 15 acres including a peach orchard, vegetable gardens, prototype greenhouses, a large field and the largest successful Paulownia tree stand in the Western United States. Tours include an explanation of sustainable organic food production, composting, permaculture, desert gardening techniques, greenhouse growing, and an overview of local wildlife and ecosystem. Organic garden tours last about 1.5 hours, depending on questions.

Architectural tours cover regular tour stops with the added feature of exploring some interiors as well as the design office. A guide from the planning department, specifically versed in Arcosanti and Arcology design, gives an overview of past, present and projected architectural activity with drawings and models for viewing. The core tour lasts 1.5 to 2 hours depending on question/discussion dynamics.

A One-Day Archaeological Adventure
If you have ever had a desire to have a "hands on experience" in archaeology we offer the very unique opportunity to work with a team recording and documenting ancient sites on public lands administered by the Bureau Of Land Management. Taliesin West
In late 1937 Wright purchased land in northeast Scottsdale, Arizona, where he and his young apprentices took on the task of building Taliesin West as a winter "camp." The complex of buildings included residential spaces, theaters, a shop, and an architectural studio and drafting room. From its inception, the buildings at Taliesin West astounded architectural critics with their beauty and unusual form. In it 1956 report Architectural Record called a visit to Taliesin West "an experience in color, light, and time . . . Most of all, the building is an experience in time: approach terraces, the steps, the long walk under the pergola, the penetration into the heart of the building itself: all these form a subtle sequence of varied spaces, scales, and shapes . . .Perhaps never since the baroque period has the element of time been used so skillfully in realizing the enchantment of an intricate work of art."
Wright continued to add buildings and make changes to the site for twenty years. Taliesin West served as Wright's winter home, architectural studio, and campus for the Taliesin Fellowship.

In 1932 Wright and his third wife, Olgivanna, founded the Taliesin Fellowship, an architectural apprenticeship program for young men and women at their home, Taliesin, in Wisconsin.

Real Estate In Scottsdale and Phoenix still HOT

Housing upsurge continues in Valley



The Phoenix area continued to churn out new houses at a record pace in November in the face of a marked industry slowdown nationwide.

Builders in the red-hot metro area took out 4,761 new-home permits in November, a 56 percent increase over the same month last year, housing analyst R.L. Brown reported.

The relentless building kept the Valley on pace to top 60,000 permits for 2004, with 56,170 through November. The previous record of 47,720 set in 2003 has already been shattered.

Brown sees the boom continuing for three to five more years, fueled by state population and economic growth. Some concerns include labor shortages, the rising cost of materials and declining affordability for buyers with average incomes.

The Phoenix area earlier this year surpassed Atlanta as the most prolific home-building area in the country.

Brown reported that actual sales also continued strong in November, increasing 27 percent over the same month last year. The median price of a new home rose 15 percent, to $197,429 from $171,757 in November 2003.

The strength of the new-housing market is being felt across the Valley, Brown said

"No area is suffering: It's strong from the northwest Valley to Pinal County," he said.

The national market, however, may be slowing. On Thursday the U.S. Department of Commerce reported that new-home sales dropped 12 percent nationwide from October to November, the biggest drop in a decade. Sales in metro Phoenix rose 10 percent from October. The nation's median price fell 8 percent, to $206,300.

Scottsdale Real Estate Investers Take a Hit

HOA ban on rentals may cool home sales

Scottsdale Real Estate and homes for sale around Scottsdale and the rest of the Valley may be in for change in the rapidly rising home sales and resales trend.

Every house along the neatly planned streets of Agritopia has a porch, a patch of grass and a little slice of the American dream. The idyllic "country" living appeals to newcomers flocking to Gilbert every month. But don't look to rent a home there. Homeowners in Agritopia sign contracts prohibiting them from renting out their homes beyond a room, guesthouse or garage apartment. Prohibiting rentals is a trend that's increasingly popular with Valley developers, according to the Home Builders Association of Central Arizona. Many homeowners associations, nervous about a decline in property values that they believe results from having too many rental properties in a neighborhood, also are joining the fight.The growing backlash could have an unintended consequence: cooling off a hot housing market. Analysts estimate that as much as 20 percent of the market is propped up by investors wanting to cash in on the Valley's housing boom."With rentals, you just never really know who you're going to get," said Dena Wall, whose family built a home in Agritopia partly because of its policy. Besides Agritopia, investors can also forget about buying choice property in the Cedars at Marley Park in Surprise or Fincher Creek in Gilbert. Scott Communities, developer of those properties as well as high-end Toscana in Tempe and Pecan Creek in Queen Creek requires home buyers to sign contracts stating the home will be a primary or secondary residence and they will occupy it. HOAs in some neighborhoods have tried to take similar steps to lock out investors, but industry experts say they face a tougher battle. Although several Valley HOAs have discussed the idea of grandfathering in a "no rentals" clause for new buyers, few have actually been successful in implementing such policies. Laws protecting personal-property rights are not on their side, said Jay Butler, director of the Arizona Real Estate Center at Arizona State University East. Butler said "no rentals allowed" clauses have not yet faced any serious legal challenges, and he doubts they would hold up in court."To me, it's probably one step too far," he said. In his opinion, the clauses are designed to scare away investors looking to buy clusters of houses in new developments to rent out. HOAs' changing their rules to prohibit rentals is similar to cities' changing their zoning codes. It's a move that is within the rights of the governing body, argues Scott Carpenter, an attorney who represents homeowners associations. "When you choose to live in a planned community, it's a contractual matter, not a property-rights issue," he said. Carpenter has helped several Valley neighborhoods, including Briarwood North and Scottsdale Country Club, change their rules to prohibit rentals. Other HOAs have worked to change the rules, only to have a majority of homeowners vote against the proposals. The anti-rental movement is partly a reaction from fearful homeowners seeking to protect property values and neighborhood image after seeing houses in posh neighborhoods on the news during police busts of drug rings and immigrant-smuggling operations, Butler said. But an anti-rental clause is no insurance against crime. "If you're going to break the law, what's an HOA to you?" Butler said. "If they're not afraid of the DEA (Drug Enforcement Administration), they're not going to be afraid of their HOA." Homeowners associations and developers say they're simply seeking to block what they see as the inevitable decline of property values that can come with too many rental properties and investors in a neighborhood. If underwriters of home loans can factor the percentage of rentals in a community into property values, why not HOAs? Buyers looking to purchase homes in a community with too many rentals can end up paying higher interest rates because lenders figure that the value of the collateral is riskier with a higher number of rentals in a community, Carpenter said. A large percentage of upkeep problems also tend to come from rental properties in neighborhoods, said Kevin Bishop, president of Renaissance Community Partners, an HOA management company. But rules banning rental properties may not make much of a difference and would be difficult to enforce, he said. "The renters can lie," he said. "And there's not really a mechanism in place under the law to enforce it. As much as we try to track that, you can't."Kathe Barnes, executive director of the Scottsdale Ranch Community Association, says a more common step has been to require longer-term leases from tenants to ensure stability. "That's the only thing most can do," she said. Even if communities could ban all rentals, it wouldn't necessarily prevent crime or declines in property values, Barnes said. "I don't think it's just a rental issue, unfortunately," she said. "I think it's a society issue."
